A loss control survey provides an on-site view of the property and its use. Home State Inspections documents observable conditions, gathers assignment-specific information, and prepares photographs and narratives for the ordering client. Our work supports risk evaluation and follow-up decisions with concise, objective reporting.

COPE observations connect the building, its use, its protective features, and the conditions around it.

Construction

Visible construction characteristics, reported building age, roof configuration, and accessible building conditions. We document the information available and distinguish reported details from field observations.

Occupancy

How the property is used, tenant activities, and relevant operating characteristics. Interviews help explain the business or residential use and conditions that influence the assignment.

Protection

Visible fire protection features, including sprinklers, alarms, extinguishers, and available fire department access. Records or inspection tags supplied during the survey are documented within the assigned scope.

Exposure

Adjacent properties, separation, storage, vegetation, access limitations, and other observable site conditions that provide context for potential loss.

Operations and premises

Assignment-specific observations of business activities and premises conditions, including accessible walking surfaces, stairs, common areas, and other General Liability concerns.

Photographs and recommendations

Relevant photographs, narrative descriptions, and recommendations where required by the ordering client. Findings are tied to the observed condition and assignment instructions.

Property-Only surveys

Document building characteristics, occupancy, protection, and exposures relevant to the property assignment. Access and representative-unit requirements are confirmed with the ordering client.

General Liability surveys

Document operations and observable premises conditions relevant to the requested liability survey, using the client’s interview, photograph, and reporting requirements.

Combined assignments

Where both scopes are requested, coordinate the visit around the required areas, contacts, and deliverables so the survey addresses the full assignment.

Before the site visit

Coordinate access and available records.

Provide the assignment instructions, property address, contact information, required areas, reporting format, and due date. Identify access needs for units, tenant spaces, common areas, utility rooms, and protection equipment as applicable. Available maintenance or protection-system records can help explain conditions documented during the visit.

Professional boundaries

Document the risk. Support the decision.

The survey is visual and non-invasive. It does not include operational testing or certification of fire protection systems. Coverage, policy terms, risk acceptance, and underwriting decisions remain with the insurance client. Access limitations and unavailable information are noted in the reporting.
