Each inspection follows the agreed scope and safe access available during the visit. The areas below are presented separately so you can see what each part of the inspection addresses.

Roof inspection

Visible roof covering, flashing, drainage, and penetrations are reviewed where safely accessible. We document deterioration, damage, and conditions that may contribute to water entry.

Attic inspection

Accessible attic framing, insulation, and ventilation are reviewed for visible damage, moisture evidence, and conditions affecting the performance of the space.

Exterior inspection

Exterior walls, cladding, trim, doors, windows, and attached structures are reviewed for visible deterioration and drainage-related concerns.

Inspection area 04

Foundation inspection

Accessible foundations and structural supports are reviewed for visible cracking, movement, moisture, and deterioration that may warrant further evaluation.

Inspection area 05

Garage inspection

The garage structure, vehicle door and operator, visible electrical components, and fire-separation features are reviewed for observable safety and condition concerns.

Inspection area 06

Basement or crawlspace inspection

Accessible areas below the home are reviewed for visible framing and foundation conditions, moisture, ventilation, insulation, and plumbing concerns.

Inspection area 07

Interior inspection

Walls, ceilings, floors, doors, windows, and visible finishes are reviewed for condition and functionality, including visible evidence of moisture or damage.

Electrical system inspection

Accessible service equipment, panels, wiring, outlets, and switches are reviewed for observable condition and basic safety concerns.

Inspection area 09

Plumbing system inspection

Accessible water supply and drain piping, fixtures, and visible components are reviewed for leaks, corrosion, and functional concerns.

Inspection area 10

Heating system inspection

Accessible heating equipment, distribution components, and controls are reviewed. Basic operation is checked where conditions permit, with limitations documented.

Inspection area 11

Cooling system inspection

Accessible cooling equipment, distribution components, and controls are reviewed. Operation is checked when weather and equipment conditions allow.

Inspection area 12

Fireplace inspection

Accessible firebox, hearth, and visible venting components are reviewed for damage and visible clearance or safety concerns. Specialized chimney evaluation is a separate scope.

Ancillary inspection services.

These services are separate from the standard home inspection. Tell us what you need so scope, access, availability, and any required forms can be confirmed.

Pool & spa inspection

A separately agreed review of accessible pool or spa surfaces, visible equipment, and safety features, with basic operation where conditions permit.

Sewer scope

Camera-assisted observation of accessible sewer piping to document visible internal conditions. Access, line configuration, and scope are confirmed before the visit.

Drone-assisted inspection

Aerial imagery can help document roof and exterior areas when suitable. Flights depend on airspace requirements, site conditions, weather, and safe operation.

Insurance four-point inspection

A focused review of roofing, electrical, plumbing, and heating/cooling information for an insurance request. Confirm the carrier’s required form and scope before scheduling.

Pre-lease inspection

Document accessible property conditions before occupancy to support a clear condition record and maintenance planning. Areas and deliverables are agreed in advance.

Move-out inspection

Document observable conditions at the end of occupancy, using photographs and an agreed reporting scope. Findings provide a condition record; they do not determine responsibility for charges.

Inspection boundaries

Visual, non-invasive, and scoped to the visit.

The inspection documents accessible conditions at the time of the visit. Concealed or inaccessible conditions may not be evaluated. The findings support repair planning and further evaluation; they do not guarantee that every defect will be identified.
